We have the data, and we know how to use it. Through statistical measures, we have been able to compute value numbers for sales dating back almost 10 year! We solved one of the biggest problems measuring value, and we know that a $400,000 sale 6 years ago represents greater value than a $650,000 sale today. Mathematicians call this "normalization;" it means the same as "adjusted."

What are HTeam Value Picks?
It's important to say that we calculate our numbers for each area SEPARATELY. We are real estate agents serving clients, not city planners, and we need to be able to pick out homes that are undervalued. By calculating numbers for each area, we KNOW, statistically speaking, what the prices are for an area. Because we know what the current market is offering, we can compare the two. When a home on the market comes in lower than past sales, we FLAG it as an HTeam Value Pick.

Ask a random real estate agent, "Can you tell me of any homes that you think may be undervalued?" You may get a response of one home. More likely, you'll get a response of "What were you looking for? Let me get back to you on that one." With our tools, we can instantly scan the entire inventory for the area and pick out the potentially best ones. It may be as few as two or three, or it may be as many as fifteen homes. When you come to this page, you can look at either the Value Picks for attached or detached homes. In addition, we offer two different lists -- value picks based on price discrepancy and value picks based on price per square foot discrepancy!

Finally, it should be noted that our Value Picks list CAN BE COMBINED with our other lists when you use our Crystal Ball Search Tool. When using that tool, you can add in other critical parameters and zero in on just a few homes. We called it the Crystal Ball because it's like magic; actually it's just powerful statistics. The result is the same--you can see things about the market that others cannot see.

Frequently Asked Questions
Q: Are these tools really that good?
A: Yes, they are! Many people are shopping for up-side opportunity. This is particularly the case with investors who have no intention of living in the purchased home. Every night we run calculations on each home to make sure that we have it set accordingly. This allows our Registered-Plus users to focus on what may be the best homes for value.

Q: Why is this tool restricted?
A: This information is sought by other real estate agents, and so we need to protect it. It gives our clients a distinct advantage.

Q: Can I rely on the fact that a home is an HTeam Value Pick?
No, you should not. It is possible that a home may be priced less because it has problems. For example, it could have suffered severe deferred maintenance. The Value Pick lists are intended to be seen as a STARTING POINT to identify which homes MAY be great values. We will be happy to give you our professional input on any of the homes that you want more information about.

Q: Why don't other real estate agents provide this sort of information?
A: Most agents are people-persons, not number-persons. We have the good fortune of having our own internal analytics person.
