SUGGESTIONS ON HOW TO READ THIS MAP:This map can reveal "hot" and "cold" market areas. If there are a lot of sold and pending sale homes, red dots,
and few on-the-market homes (blue), then it is a fast moving area (i.e., it is "hot" and looks it because there is a lot of red).
The opposite would be if more homes are available for purchase while fewer have sold or gone pending.
This may have occurred for any one of the following reasons: 1) a number of homes have just hit the market; 2) these homes stay on the market longer but there is
still substantial demand reflected by close-to-offering-price sales; or 3) the area is in less demand and sellers may be more willing to negotiate on price
due to the amount of inventory. Remember, each home is unique, but it is also part of the market.
Note on layering: The dots are "painted" onto the map in layers, with the currently available homes as the top layer. Thus, blocks will appear active if any active listing is in it, even if a number of homes have also been sold in the same place. This yields a slight display preference to active homes, but it usually has a negligible effect. |
